Just had an offer accepted on a tiny little place at the beach; we close in 3 weeks:)

Hopefully a little salt air will do us right, but the place is truly tiny and needs gutted. I bought it cash for a such a good price that we will re-list it soon as I'm done kicking the walls out and reinstalling cabinets, with hopes we might be able to roll it into a bigger place, up another few floors in the same building.

But the location is great and the views are epic.

Awesome! Still Ft. Lauderdale or new place?

Still in Lauderdale, but in a better spot, closer to where all the action is, but tucked away, so its not rowdy; the best of both worlds.

The idea was to get up in a high rise and try to breath cleaner salt air, without so much of the pollen etc.  I'll post some pics of it when I'm done restoring it, but honestly it's just a 550sq ft studio from 1962, but I want a place that I can lock the door and go away for a year, and go to Bulgaria to see my wife's family, without worrying about it (like my old 3br home) or having it break the bank.

Everybody needs a hideout:)

Looks great - I love the low mental overhead and the pollen-free air. Sounds great.

Having a house is, in fact, a source of stress when traveling. After my last vacation which was spent camping except for one night, I asked my wife what she would think of selling the house and moving into a truck. She was surprisingly open to the idea.

I posted the latest concepts last night, and updated the site. Basically I'm trying to stuff 10lbs of crap in a 5lb bag:)

The reality is, if this place was plumbed differently, it would be easy to layout a one bedroom that made perfect sense, but as it is - with plumbing split between the main entrance - there is not much I can do. Hell, it took me 20 hours of thought to finally throw out everything and get the refridgerator on the other side of the room, which opened a new flow, and defined the new 'dining area' and 'bedroom' spaces.

Hehe I know all our brothers across the pond are used to small spaces but I think my fathers kitchen is about the size of this whole place:)

Hey, I'm using this IKEA kitchen software to blow out my ideas, but it's not set up for doing real carpentry, which is kinda what I need before I start messing with cabinets too much. For example, I cant add doors or windows to interior walls with it.  In other words, I am using this software to rough out my ideas conceptually, but I really need this to translate very soon into real blueprints.  Does anyone know the RIGHT way to do what I'm doing?  My goal is to get this so close to exactly what I want, the contractor has very little to do, other than figure out the electrical compliance, etc. and submit it.

Any life hacks out there for my situation?

Suggestion: browse sites about motorhomes for ideas about details that pack more usability into a small living space.

Consider opening up some of the space between some of the wall studs to make recessed shelves / display units for books, artwork and more. You could add several square feet of storage space for no added footprint.

I like the idea of a hideout.  I always tend to think of cabins, but those are too subject to vandalism and breaking.  A tiny place in a high rise has merit.

My family is actually looking at a 700 acre property, with a cabin on it, right now, bordering state park, in the middle of nowhere PA, about 20 mins from where I was born. This thing would be the complete opposite, but oddly complementary in my case:)

If the condo is my hideout, the property on the Mtn will be my fortress:)

That's kinda the concept, but the only thing a permit has been pulled for is the hurricane glass windows and doors (4 panels with 2 sliding doors in the middle 0XX0).

The wood will also go the other direction, lengthwise, and I'm missing the countertops, interior doors, yadda, yadda:) We had to kill my favorite design because the wires and pipes are coming out of the concrete, so I'm boxedin, design-wise.

When I'm done though, it should be a kickass hotel suite:)
