I think I've mentioned that my sister-in-law recently retired as a realtor in Vermont. She was trying to give her client list away to other realtors and nobody will even take new buyers.
People from Boston and NYC and so on started moving to VT in droves after Covid. One school district reported that their student body increased something like four fold. She had a client who put in 10 offers above asking price and never got a house. They finally found a house that had not yet been appraised and put in an offer based on her valuation, pending approval by the bank and got it.
I'm happy to see California's population shrink a little, though I doubt the Bay Area is going down.
There were all those articles for a while about SFO losing population.
The thing is, they were all based on some data like the number of people on Zillow or one of its competitors who were *looking* to leave, which is different. Half the people I know are looking to leave where they are at any given moment.
