Thanks for the info.  Being 8K miles away, it's tough to get a handle on market situations. The Cali property is in a city where building permits takes a few years and vacancy for commercial/industrial is very low, so I know we could do better,but some cash flow is better than no cash flow.

Dogboy, I too wanted to put in a cost of living adjustment into the lease, but for some reason the folks didn't see it that way.

Our tenants are only paying around .45 sq ft and market rate is around 1.00 sq ft, so I'd really like to bump it up  closer to market rate.

RC, what's the sq ft rental rate in those strip malls?

Unless they're a call center or put "google" on where they heard about our program, I'll approve them and then keep an eye on their traffic.

I've had some commercial property in California for almost 25 years with the same tenants (yay) but the downside is our rents are way below market value and roi is not even 4% of market value of the property.  I want to raise the rents, but my partners ( my parents) don't want to as the tenants have been good to us.

A friend of mine here in Asia who is from Texas, says he's getting around 12% on properties in Dallas and Austin on condos.

Anyone have real world recent experiences with roi on property?  Any hotspots where rents are high and prices are relatively undervalued in comparison to how much rent they bring in?

That cart2mobile.com looks nice, but I always know there's going to be sticker shock when in their FAQ's there's no mention of pricing. Of course they'll say it's because it's a one-off custom just for you.

As far as coding and html5, not my bag.

I  looked at the Thesis site and on this thread there was some interesting info http://diythemes.com/thesis/wordpress-plugins-success/ with  wptouchpro getting some kudos ( I don't use wp) and then some css code that might be of use.

Ideally I'd like to have an all in one home/sales/blurb page, then add product to cart pages, then a checkout page stripped out of a full on site.

I think that's mostly for automatically denying Indian, Bulgarian, Ukranian etc. scammers and spammers. If you're legit and contact said company, they will let you make money for them if they're smart.  Many companies just don't want to have to monitor what  they consider will be fraudulent traffic and sales, so by automatically denying, it makes their life easier.

I was reading something the other day about how mobile is now a big option for people viewing and buying on the net( Here in Thailand it isn't), and I'd like to make my super fantastic products available to those  that use mobile for shopping.  I did see the article that gridone  mentioned in RC's pinterest thread, but those still took some work.  Is there any site or software where you could have it spider your pages, then have a quick set up wizard allowing you to put in your content of choice, or have the site reformatted to mobile use,  kind of a "mobile website set up for dummies".

Last 5 days, 4/5 and today will make 5/6, 3 beach sessions and two gym sessions. Yeah throw me in the rotation as  it's monsoon time here and I need to keep on the fitness while we get inundated with 3-5 inches of rain per day.

Thanks for the welcome everyone.  If you ever plan on coming to Phuket, let me know and we can have an island/beachcon.  We try to keep our beverages cold, while we keep our ocean at 28C or about 85F  ;D

Hi,

I'm Jeff and know quite a few of you from pubcons ( specifically the early ones) and wmw.  When I'm not trying to flog some herbal products,online, I like to spend time at the beach seeing as I live on an island in Thailand with my lovely family.  Nice to see familiar nics here!

Count me in on the next round.  I normally do 5 or 6 days per week, mostly beach volleyball and on off days from playing, gym work.
